You can apply for a rental by filling out our application form online. Just visit our website’s application section, and you’ll find all the details you need to get started. If you have any difficulties, feel free to reach out to us!

To apply, you’ll need to provide basic personal information, proof of income, and a rental history. We aim to make the process smooth and straightforward.

Our standard lease term is month to month. If you have any questions, just let us know!

To rent with us, you’ll need to provide proof of income, a valid ID, and a reference. We’ll also assess your rental and criminal history (through a service called Credit-Based ResidentScore™. Don’t worry; our team is here to guide you through the process! The cost for the screening reports are $30 and are due at the time the application to rent is executed.

The security deposit is usually one month’s rent. This deposit is fully refundable, provided that the property is in good condition when you move out. If you need more details, just ask!

Rent can be paid online at this site via the Roommate Portal; or via Zelle.

The rent covers internet. 

Utilities such as electricity, natural gas, water, sewer. and garbage/trash removal will be divided between the roommates and billed accordingly.

A single ledger (with item description, cost, and date of purchase) will be kept listing all of the household supplies purchased by the roommates.  For example: paper towels, toilet paper, cleaning fluids, dish detergent, foil, trash bags, scrub brushes, and any other goods need by the household.  These goods will be shared by all roommates equally and billed accordingly. The purchasers of the goods will be reimbursed once the goods have been paid for by the other roommates.

The roommates agree to clean their private areas (bedroom) on a weekly basis. Any messes made by roommates in the public areas will be cleaned up on a daily basis.  Kitchen messes will be cleaned up immediately.

Failure to clean up following these rules, the landlord can employ a 3rd party to clean up for the roommate and said roommate will incur the costs involved.

Move-in dates are generally flexible, depending on the availability of the bedrooms. Once your application is approved, we can discuss a move-in date that works for you!

We understand that plans can change. Reach out to us, and we’ll do our best to accommodate your request.

While it’s not mandatory, we strongly recommend getting renters insurance. It provides you with extra protection for your belongings and can be very helpful in various situations.

We understand that pets are part of the family! Pet policies vary by the other roommates’ allergies, County pet limitations, and existing pets on the property. So please check with us when you inquire. We’ll do our best to accommodate you and your furry friends.

Smoking/Alcohol/Drugs

Smoking of legal substances is only allowed in the garage, enclosed porch, front porch, or back yard.

Alcohol consumption is only allowed by roommates who are 21 or more years old.

Drugs (illegal substances) are not allowed on the premises.

Parking

Parking on the driveway is permitted and the driveway can hold 5-6 cars.  If roommate plans on parking in driveway they must leave a set of keys so that the vehicle can be moved if blocking in another roommate.

Parking in the street is also permitted but only in front of the house and on the east side of the street. This will hold 2-3 cars.

Quiet Hours

Roommates will respect other roommates’ sleep/work/school schedules.

Overnight Guests

Roommates are allowed to have one (1) guest overnight, but the guest can only stay for one (1) night.. No consecutive days. 

Roommates’ can only have guests overnight 2 nights a week, but they must NOT be consecutive nights. 

Roommates are responsible for any messes made by their guests or property damaged or destroyed.
